  • ZAIA is a private, secluded, resort-like stay on the west coast of Mexico. This former fishing village, Zihuatanejo, turned vacation destination provides an authentic Mexican experience, warm hospitality, and a range of outdoor activities. ZAIA itself is perched on an elevated promontory, offering breathtaking views of the Pacific Ocean and surrounding mountains.

  • ZAIA is conveniently situated just a 30-minute drive south of Zihuantanejo, a charming coastal town on Mexico's Pacific coast. Zihuantanejo/Ixtapa International Airport (ZIH) offers direct flights from major cities like Los Angeles, Houston, Dallas, Chicago and Phoenix.

  • You’ll fly into ZIH (Zihuatanejo/Ixtapa). We will arrange private transportation to and from the airport for you.

  • ZAIA was created to feel woven into the cliffside just above a pristine stretch of coastline. It’s designed for retreats, intentional gatherings, and small groups of family or friends seeking a slower, more immersive experience.

  • Your experience can be as restful or as active as you choose. Days might be spent lounging by the pool or a neighboring beach or exploring fishing excursions, horseback riding, salt flats adventures, cooking classes, private yoga sessions, massages, or bush walks. There is space for both movement and stillness.

  • Yes.

  • The hacienda sleeps up to 18 guests. There are a total of 7 bedrooms. Five of the bedrooms have king beds. Two of the bedrooms have two queen size beds each. There are five bedrooms (four kings, one queen room) in the house, and the remaining one king and one queen room are accessed from the side of the house.

  • Yes. The property is equipped with full Wi-Fi via Starlink, making it well suited for remote work, writing, or creative or business retreats.

  • The minimum stay is three nights, though this may vary seasonally.

  • Yes, long-term stays are available when renting the full property. We do not offer single nights or long-term stays for individual rooms.

  • Your stay includes private transportation to and from the airport, as well as an on-site staff consisting of a house manager, chef, and housekeeping.

  • Yes. Minimum night requirements may shift seasonally, and direct flights into ZIH can also vary throughout the year.

  • ZAIA features a full kitchen downstairs and a smaller kitchen upstairs. Appliances include coffee machines, toasters, blenders, juicers, a microwave, dishwashers, and an industrial-size oven. Wi-Fi is available throughout the property. There is an office space with a printer, as well as TVs in the family room and bar. Each bedroom is equipped with AC as well as in other communal spaces in the houses. There’s a pool and small gym that sits right near the water.   • ZAIA is set in rural Mexico. The area is quiet, peaceful, and largely untouched. While we do have two nearby neighbors, it’s rare to see them.

  • We ask guests to honor the space as if it were their own. While the property is secluded, sound can travel. Please be mindful while also allowing yourself to fully enjoy the beauty, quiet, and restorative nature of ZAIA.

  • Transportation will be provided to and from the airport, but if you’d like to meander outside of the property, you may want to consider this. We can help organize this on your behalf should you want to go this direction.

  • Yes. However, ZAIA is located in a rural area, so road conditions can occasionally be affected by weather or local circumstances. We’ll always communicate proactively if this occurs.

  • We offer a 50% refund up to 30 days prior to your rental, and then after that, a refund is unavailable.
